The Villas at Pinney's Beach are a selection of chic architect-designed villas along the 4th Fairway of the Robert Trent Jones Il golf course. Combining Caribbean touches and Mediterranean courtyard layout with contemporary flair, the architecture is designed to encourage indoor outdoor living and provide spectacular views - without sacrificing privacy.

The three-bedroom villas provide 3,111 SF (289 m2) of living area and 945 sf of patio and pool surrounded by landscaped lawn and garden. Villa 2006 is the only four-bedroom villa at Pinney's Beach and has 3,596 of living area, along with larger pool and lawn.

Personal Usage

Each 1/10th fraction entitles you to 5 weeks of personal use per year, 2 of the 5 weeks may be used during the high season, typically between November and April. You may choose non-connecting weeks, however each week is a pre-defined block of 7 days starting and ending on Saturday.

A dedicated calendar will be provided on an annual basis for selection purposes. Owners get first preference every 10 years. Weeks are selected one at time, the first owner's selection being made before on to the next owner until all owner selections are made. Once the calendar is set for the year, remaining weeks are available to all owners on a first-come, first-serve basis.

As the highest rental revenue is earned during the "Festive Season", defined as weeks surrounding Christmas and New Years, these weeks are not available for personal use to maximize rental revenue.

Villa Revenue and Managnment

A villa management agreement will be in effect for all share owners, and rental proceeds of each villa will be distributed to owners who choose to place their personal weeks into the rental program.

Rental proceeds are defined as the share owner's portion of revenue received within the high- or low-season from hotel guests to the resort for staying in the villa. Owners making their weeks available for rent in either the high- or low-seasons are entitled to revenue as split by the available weeks in a season. Revenue from Festive Season is shared equally by all owners. Festive is the highest revenue generating period at the Resort.

REVENUE SHARING MODEL

-The high season of the villa is 20 weeks

-10 owners receive two weeks of high season usage

-Revenue is split into portions based on how many weeks are made available for rent by the owners.

-If all owners make their weeks available for rent, revenue would be split into 1/20th of a portion, with each owner receiving an equal portion.

-If one owner were to use their two weeks, the remaining nine owners would split revenue from the high season in 1/18th portions.

House Details

A spacious pavilion houses the living room, which is flanked by the kitchen and dining room. The private side contains three bedrooms and three bathrooms. There are two primary bedrooms, one on the first floor and one on the second floor, each with a different type of outdoor area allowing for personal retreat. Tall sliding doors maximize natural light and a sense of connection to the outdoors. Interior décor is anchored by coral-stone flooring and baseboards, and painted stucco walls. Some rooms feature sloped, tongue-and-groove wood ceilings and exposed beams.

Property Upkeep

Standard throughout the resort, annual maintenance costs are billed by either Four Seasons Resort or third parties.  Owners share villa expenses equally. Revenue from Four Seasons Resort Nevis is applied to the annual expenses and individual balances accounted by the company manager.  The villa typically requires a modest annual contribution from each owner.

All owners become members of Four Seasons Nevis Resort Club.  Upon purchase an initiation fee of $10,000 per owner is payable to Resort. In 2025 the Villa is billed Annual dues of $26,095.08. The annual cost per owner is  $2,609.58.

  • Tennis courts - clay, hard-court and artificial turf lit for night play
